Hi all, We are looking for a quote for a loft conversion including fixed staircase. Plans already drawn up just need an idea on cost.
Any recommendations?

Was going to add. I would get a quote from a loft conversion specialist and also a Small Joinery Builder .

Due to really abysmal experience I have a couple of individual names to avoid, also worthwhile to check with several previous customers personally and trading standards for any outstanding issues before you choose a tradesman to do this. Message me if you want details of who to avoid (individual rather than firm)

I think you may be shocked at the price, if you get a low quote I bet they will not be doing the job properly, anyone can slap a few floor panels and walls around and make it look good.
A and J were very good and explained how much work was involved to me - eg the ceiling joists are not floor joists and will probably need reinforcing, if you remove any props (eg from under-purlins) then additional reinforcement has to be put in place.

If designer has drawn plans properly it should cover all the spec regarding means of escape and fire doors etc. which can add several hundred quid to the job. Previous owner of my house did out the loft more for storage and his train set -- could certainly sleep in it but wouldn't saitisfy building regs. Good luck with getting the right contractor

Thanks everyone. Hubby is a building surveyor so all building regs have been checked.
We will be strengthening the joist as has been mentioned and putting in a fixed staircase.
Initially this will only be used for storage but we want all the "ground work" put in place as in the future it will be turned into a bedroom and therefore will then be putting in window/fire escape.
