on ground or first floor. If first not likely to be external damp but either condensation running off the cool cistern or just general condensation from showers. Black spots on ceiling or corner of ceiling usual give away.
Grond floor could be above or ground damp. If ground floor check ouside that the ground or paving has not been raised so its higher than the damp course.

I work for a damp proofing company, the first thing you have to be sure of if you get someone in is that they know the difference between rising damp and penetrating damp. Make sure they distinguish between this as the treatments are totally different. If you have a solid concrete floor then it could be bridging between the wall and the slab this is the wall floor junction and this also need to be treated with a flexilbe water plug.

You maybe getting what looks like a tide mark above the skirting board this is usually rising damp and should be treated with a damp proof injection. If the plaster is damaged then this will have to come of also to a metre high.

For the condensation it is always better to fit a continual running fan rather than one which only comes on with the light as this is on a timer, whereas the continual running fan is circulating 24/7 and will cost approximately as much as a 40 watt light bulb.Just for the record the black spot mould is "aspigillis niger" and the green is "penicillium".

Hope this helps.
