hi,
does anyone know any landlords that rent out property without deposits and all the horrendous charges estate agents charge?
estate ages, legal fees, deposit, rent in advance and rent, almost £1700..to move?
(i want to move due to the area i'm in going downhill..we are not claiming benefits , so pay our own rent)

No landlord in their right mind would let someone into a property without a deposit, unless they are charging horrendous monthly rent.

(free_spirit, please please dont take this post personally-Im merely commenting why I can see people renting out, make the rules that they do --the last thing I want is to upset someone trying to rent, because Im not) Hope you get fixed up soon.

If anyone saw the program at 10pm last night on landlords problems with rented property, they would understand why Deano Birko posted his reply. Im going to be having to rent out my property at some point in the future , and the thought now terrifies me having seen owners who have had no rent, and cant seem to be able to get rentees out of their properties. One woman was owed thousands by the time a professional company got her tennants out and in the meantime she had been having to sell her personal stuff to raise money. In the papers today there is a story about a couple who preyed on novice landlords and just stayed in a property free till they finally got kicked out , and then just moved on to the next doing the same thing. Scary.

You can get 'rent cover' included under your Landlord's Insurance for situations such as this. Not sure how long a period they'd pay out for though.

If your going to be renting out your property yourself, one of the best pieces of advice I was ever given was to visit potential tenants where they are living before signing anything. You can usually get a good idea whether they're going to be ... based on the state of their existing place.

It took me 9 MONTHS of no rent before I could evict the ... I had in MY HOME!! They refused to leave, took the light fittings, switches, wood floors, pissed on the carpets, smoke damage throughout the house, cost me over £2000 in legal bills to evict them. All in all its costing me 6 grand to put right and its my main home, id be homeless if I dont move back. Im not a slumlord with 50 properties. My house was lovely before letting it out to vetted tenants with jobs.

I wish I had taken more than £495 deposit and a handshake.

I wish you all the best looking for one, but I think you would be looking for a pot of gold at the end of a rainbow coming from a unicorns arse.

A warning to anyone looking to let out... Dont scrimp on legal fees. Lawyer up before you even go to a recommended letting agent. There are very few rights for landlords and you cant evict a tenant if it means they will be homeless.

Venice, not trying to frighten you, but I literally got my house back two weeks ago after almost 9 months of stress and anger. now we are having to start again.

Use a letting agent that guarantees WORKING people, with a solid guarantor who isn't going to tell you to "fook off ya [censored]!" if you have to go knocking for arrears.

Dont use a popular one in Wallasey as they dont do anything for their money and dont chase rent.

If you love your home, do NOT rent it to DSS scumbags who dont care where they live.

That's a bit harsh is it not, so your saying all dss claimants are scumbags and don't care for there home. Thats unfair to say that.

Most of them yeah. There are a fair few that are genuinely disadvantaged but most are lazy ... who get everything handed to them on a plate.

Deano, what do you reckon on advertising and then vetting and choosing your own reference bearing tennants? Still too dicey? I like Stu's idea of visiting where they are now, but any one who rents on here - how would you feel about being asked if your prospective landlord could view your present accommodation?

Thanks for all the replies, so sorry to hear about your bad stories, I do rent now, always pay ontime etc, landlord is great but I hate living here now, Thats the only reason I want to move, I have a deposit on thisproperty

our landlord was great. Let us pay our deposit over a few months so it was an extra £60 a month on the rent for 7 months this was mine and my partners first home together so it was a big help. He is a fantastic landlord and im glad we chose it. we got it by absolute chance aswell!

Oh dear. You all fill me with dread. I am in the process of preparing a house to put up for rent. New kitchen fitted, new bathroom/ shower, complete rewire, full central heating installed, new TV ariels, all gutters replaced and soon a car run-in to be made. I have paid up front something like £13K for all of that. Personally I am in the process of redecorating throughout. This was my parent's house which I inherited - 3 bed semi with a lovely garden. What you write above makes me rethink seriously that perhaps I should sell rather than rent. Issue there is, in part, that the house will not be "ready" until say mid-Sept and the selling season is then coming to an end. I may try though.

I think that a good landlord insurance policy should cover all or many of the risks which have been mentioned, although it's probably not cheap. On the up side, renting should produce at least £6000 a year (although I don't know the market in Wallasey). Remember that on the usual shorthold tenancy, after the first six months you only need to give two months notice, so you could rent until the market favours selling. Best wishes whatever you decide.
