this picture brings back memeories i used to live in helmingham road when i was younger and my best friends lived at the queens arms i used to play there all the time up in the attic rooms and everything
i played darts for the queens, sad to see it closed like many others.i also lived in helmingham road ,before they knocked that down as well.
£320000 with a 35 year lease of £32000 per year???!! Bloody hell that's £1,120,000 in rent and £1,440,000 with the lease premium! And then there's council tax, fuel and water rates, not to mention staff wages and wear and tear costs.No wonder the pubs are shutting fast. Poor sods probably only sold a few pints and a packet of crisps. Very few pubs would take £32,000 a year in the poorer areas now.
Probably a Brewery being far too greedy, I've been on the receiving end of them myself, they are so short-sighted and don't care who they stomp on.
Yes, the old breweries used to look after their tenants in a mutually beneficial way. The Pub Companys just want to sell the lease, let people go bust and sell it again. It's a disgrace.
This was in the Planning Apps about a year ago and permission was given for conversion into
so many flats.Present owner is an Asian gent who has changed all windows over this last Summer
to U.P.V.C. double glazing.
The lastest planning application is for ....
Change of public house to retail and residential to provide 4. no 2 bed first and second floor apartments and retail shop outlet and coffee lounge on ground floor plus amenity area and bicycle storage including new roof.
Although the last two applications were successful.
