I love looking online at homes for sale on Wirral, and I often wonder how on earth do people afford some of the properties around? If you look at parts of Prenton, Noctorum and West Kirby for example, some of the homes are very highly priced yet they sell for mega bucks. If the area is so depressed and everyone is struggling to make ends meet, then who on earth is buying these houses when there's so much financial doom and gloom around?

I find some of these larger, more expensive properties have been on the market for ages.

The owners seem happy to wait until things get better and aren't prepared to make any loss or drop the price to a realistic level.

As for affordability, if you've managed to sell a house for 500k then I suppose you can 'afford' to buy another one for 500k. This isn't first-time buyer territory unless Mummy and Daddy are supporting you or as rossie said there's a legacy involved. smile

The general population of Wirral can't afford those properties and they are probably over priced anyway. Compared to other parts of the counrty, Wirral is expensive, thanks to the Estate Agents. More to worry about is the high rents,also thanks to the Esate Agents. Not possible to rent if you are on your own now, which has a negative impact all around. So I would like to ask the Estate Agents, how are they going to fix it?

I'm sure Estate Agents would say they're only getting as much money for their customers i.e. sellers and landlords as possible. Which is understandable.

There are two bigger winners of sky-high house prices. The Banks who earn interest by lending the bigger sums of money now required to buy a house, and the Government who rake in the increased stamp duty and inheritance taxes.

In my case the estate agents overpriced my property and I couldn't shift it. In the end I got desperate and ended up as a victim of high pressure sales people from another firm and sold at a huge mark down, my own fault for being so eager to move. In the end we reconciled ourselves that we got a house for a house and we are happy to be back home. Estate Agents, I wouldn't trust them as far as I could thrown them, a necessary evil.

house prices are high in the south, i think people sell there which gives them a large wedge to spend on a better property up north, always been high prices in hoylake caldy etc but many bought by footballers, actors, etc for themselves or family, it then becomes desirable and keeps prices high, i have noticed some million plus properties in these areas been on the market a long time, but how much stamp duty is payable on them ? some also need up-dating etc, guess even the rich have certain budgets.
